Niedaleko inwestycji znajduje się również stacja kolei PKP Warszawa Jeziorki, zapewniająca szybki dojazd SKM do biznesowego centrum Mokotowa tzw. „Mordoru” czy centrum Warszawy.

There are as many as 26 smaller or larger water reservoirs in the Ursynów district. An unquestionable advantage of Modern House is the proximity of three water reservoirs of high natural and landscape value. Pozytywka Pond, Wąsal Pond and Krzewiny Lake are perfect places for communing with nature and feeding ducks and swans with family.

Kabacki Forest and Powsin Park are excellent places for walks, outdoor recreation and cycling trips. The southern part of the Kabaty Woods is only a few minutes away from the project. Undoubtedly an additional attraction for nature lovers is the possibility to meet numerous animal species. Powsin Park offers many attractions, such as a rope park, swimming pool, saunas, and playgrounds, and allows spending time outdoors at any time of the year for people of all ages.

At a distance of 300 metres from the housing estate, there is the Enchanted Musical Box (Zaczarowana Pozytywka) - a European Private Kindergarten and Nursery with a rich educational offer (English and Spanish with a native speaker, mathematics for children), and for slightly older children, there is the Irena Kosmowska Primary School No. 96, as well as the Polish Olympians Primary School with a rich offer of extracurricular activities in the area of sports development. For tennis enthusiasts, there is the European Tennis Centre with numerous courts, a tennis clinic and weekend family tournaments.

The proximity of green areas favours outdoor sports. The Kabaty Woods are a perfect place for walks, outdoor recreation and cycling trips. Their southern part is only a few minutes away from the development. Undoubtedly an additional attraction for nature lovers is the possibility to meet numerous animal species. Ursynów is rich with parks, squares and playgrounds. One of the most interesting places is Park at the Pheasantry (Park przy Bażantarni), which you can reach by car in just 15 minutes. In the park, there are two playgrounds for toddlers and older children. Both are fenced and feature modern equipment, with a safe synthetic surface. In the central part of the park, there is a rosarium, which will seduce you with its amazing blaze of colours and scents. The youth will enjoy the skatepark.

Speed and convenience of communication

Trasa „Puławska BIS” czyli droga ekspresowa - S7 pomiędzy węzłem Lotnisko a obwodnicą Grójca, jest niewątpliwym wsparciem komunikacyjnym dla mieszkańców Modern House. Dzięki tej inwestycji Warszawa zyskała nową wylotówkę w stronę Krakowa. Droga nie tylko ułatwi wyjazd z miasta w kierunku południowym, ale też odciąży ulicę Puławską. W ramach budowy S7 powstał węzeł "Zamienie", potocznie nazywany również węzłem "Karczunkowska", zlokalizowany w odległości 3 km od inwestycji, co znacznie ułatwiło dojazd mieszkańców do centrum miasta czy powrót do domu.
